I love this new billionaire series by Zee. It's a nice contemporary story with disagreements, emotions and steam. I thought Angelica and Junior were perfect together. I received an advanced reader copy and I'm leaving this review voluntarily.
I really tried to get through this book, but I'm at the halfway point and it may go into the DNF pile, which is unfortunate as I got it as part of a book box.
I ran out of space on my book journal pages, with notes on this book. And, they weren't glowing, positive, notes. There was NOTHING about this book I liked (at least to the halfway point).
I absolutely despised Angel. She seems to put all of worth and value in money (or her lack of it) and judges everyone who has money simply for having it. She runs hot and cold on Junior - "oh, I want you"... "no, we can't do this, this was nice, but no, thanks, bye." She's downright annoying and an insult to women. She's juvenile in her words, actions, and thoughts. Her dialogue just made me cringe. This is never a woman I'd want to know or be friends with. I'd run so far and fast from her; Junior should have done that!
I liked Junior's character slightly better than Angel (that's not saying much). Who has dating contracts and thinks that's normal? And he claims to hate games, but he keeps going after a woman who seems to love them. It's like, Junior, grow a pair and know you deserve better!
The characters seem young and juvenile in their speech and actions. In one scene a character might like Angel's friend but doesn't want to approach her so has Junior text Angel to see if her friend might like his friend... like, what, are these characters teenagers (even teenagers may have more courage and be less immature). 😒
I really did try to power through this because it's only 220 pages, but I just can't stand the characters or really even the plot.
This is the first book on a brand new series from Zee and it keeps a very good rhythm, similar to her other books. Loved the characters and the way they evolve and find each other through the story.
Angel is assigned for an audit at Steel Resort and combines it with a short-vacation. She mistakes Junior for an employee and of course there is an instant attraction between them. Junior works very hard and isn't afraid to get his hands dirty in order to make his resort a perfect getaway. Only problem is he doesn't trust women easily and Angel doesn't trust rich people. There are some twists and difficulties in their love story but in the end they have their HEA.
I loved this story and to get background information into Junior and the Steele Valley resort, which was mentioned in Never A Chance.
This book has lots of detail and interesting characters and you'll get drawn in to reading the book.
There's also a bonus chapter at the end, so you can read more about Junior. It's set seven months after the end of this one and it's also worth reading!
I can't wait to read the next story about Sizzle Joe and how his life plans out.
I highly recommend reading Zee's books!

This is the first book I gave read by this author but it certainly won’t be the last because after meeting Junior Steele I need more from the the Steele Valley Billionaires. This is Angelica ( Angel) Mason and Junior Steele’s steamy journey. Angel is not looking for love or a relationship and she certainly wasn’t expecting to find a man whilst auditing the resort she has just been sent to. But fate works in mysterious ways and after a series of miscommunications it seems she has fallen hook, line and sinker for the resorts hot owner. But what happens when a rival threatens to take over the resort, will this couple band together to protect their future…… What You Give is an entertaining read that captivated me from the first few pages, I adored the characters and I became engrossed in their journey. A well written romance with just the perfect amount of love, passion and drama.

This is a very good contemporary/billionaire romance.. I liked it.. Lots of disagreements, emotion and steam between Junior and Angel.. They are really good together.
I could see some mid to late 20-something ladies enjoying this book on a beach, or curled up on the sofa on their day off. I spent a good part of my weekend using this as a nice break from all the stuff I've been trying to get done. It's an easy read, no difficult vocabulary or complicated sentence structure, so you can get into a good rhythm and just keep reading. It's got a good pace, no boring sections, the story keeps moving.
Characters were ok. They were developed enough for the length/genre so their background and present circumstances were believable. I personally didn't fall in love with them, but I didn't dislike them. I just found them to have certain "younger" traits that as a 40 yr old I don't have the patience for anymore - wishy washy not sure of what she wants, emotional liability, insecurity. All perfectly acceptable traits for a younger character.
Plot - decently crafted. There was enough stuff holding it together, not a lot of extraneous fluff, and it flowed well without a surplus of exposition. The dialogue was well used to develop the characters and plot.
With Kindle books, I've found over the years that some are very well done and others really need a few more drafts. This book is well done. I did find a few typos and grammar catches, but not enough to annoy me. Good job, Zee Irwin! (If you need an extra beta/proof/edit person, I'd love to help.)
They start with mistaken ideas - he thinks she is wealthy, she thinks he is not! Both have pre-established ideas about what they want in a relationship, and it takes a while for them to figure out it is the individual person that makes it work.
I enjoyed reading this book. The characters are engaging and amazing the connection is undeniable throughout the pages. The storyline flowed easily throughout the pages. A must read!
Explicit. Cute, but a little shallow. I felt like it started strong, but then kind of faded and the conclusion felt a bit rushed. A quick read, worth it if you just want a nice beach read.
Look. I love a a good slow burn. The pay off is so satisfactory. But part of a good slow burn is the insane sexual tension before hand. And there was almost none here.
I felt like they were BFFs and not potential lovers. Their chemistry just… wasn’t there. And the plot in this book took a major back seat to the relationship. Except that the relationship wasn’t engaging enough for that.
I wish she had threaded the plot through the book more. It was a good idea and the romance could have paired really well with it. But the execution was just… off.
I also think she was trying to fit too much in one book. The last 10 pages it sounded like Molly was going to do something drastic and instead of seeing her friend she… hung out with her boyfriend. And we got zero updates on Molly.
This book had a lot of potential in its pages but I just never saw the story live up to that.

Angel is continually trying to deny the feelings she has for Junior because she's there to work and can't become entangled with the boss. Junior, for once, is letting himself fall for Angel despite being burned by women in the past. The chemistry between Angel and Junior is undeniable and hot. Sizzle and Molly are two fun supporting characters in this book and I can't wait to read their story and more of Angel and Junior's in the second book.
I’m not usually a big billionaire romance reader, but Zee Irwin does it right in What You Give. I loved the setting—Steele Valley. Ms. Irwin describes the resort so well, I felt like I was there with Junior and Angel. The characterization was well done, too. I liked them both immediately, but the more I read and the more of their backstories I got, the more I rooted for them to be together.
Junior is kind and well-liked, and I love how he sets his sights on Angel and goes after what he wants. But even more, I like that he’s a bit guarded because of things in his past and that he almost lets that come between him and Angel. Also, I love that his mother gives him that gentle shove to get him on the right track.
Angel is hard working and determined not to let a relationship cost her a job and a promotion she’s worked hard for. And yet, she finds it hard to resist Junior’s charms.

Zee Irwin is a new author to me and I am surprised I have not come across her books before.
What You Give (Steele Valley Billionaires #1): This was a well written entertaining story that ticked a number of boxes for me. The characters were easy to relate to and I found myself hooked on Angelica (Angel) Mason and Junior Steele’s story set in the Steele Valley Resort,.
The last thing Angelica expected when she went to the resort fr an audit was to fall for the hunky owner, particularly since it appears the attraction is mutual. As a couple these two worked well together but when a rival threatens to take over the resort, all bets are off.
The story was fast paced with miss communication, heat and romance throughout. Neither Angel or Junior trust easily so it was entertaining to watch their relationship develop and I liked the twists and turns which added to my enjoyment of the story.
This is book one in this series and told in first person POV by both the male and female characters. You will get to experience the magic of Steele Valley, chemistry that is off the charts, laugh out loud moments and watch as two people from the opposite sides of the tracks struggle to fight their feelings, hide from who they are and pulled to each other like magnets.
I loved that Junior is determined to take over his family resort and tries to not be the playboy he is known for. I love that Angelica decided when she went to Steele Valley, she would also us it as a mini vacation to help with her burnout from her job. I love that when they meet, they get to know each other under different circumstances. I love the romantic, yet sneaky way that Junior is with Angelica to break down her walls and win her over.
I loved the side characters, and I can’t wait to read their story. I have enjoyed all of Zee’s books and recommended them all to you.
This is the first book by this author that I've read and I was pleasantly surprised how good it was. This is the first book in this series by this author. This story follows the characters Angel and Junior, these two characters have an instant connection but because of past experiences, they don't trust people easily. There are some twists and turns throughout the story and the character's love story has some hard emotional times. This is a lovely start to this series and I can't wait to see where this series goes from here.

The concept was good, but it was just frustrating for me. When people we are told are smart, keep doing things for "reasons" (that means mental gymnastics that make no sense), it get tiring. The main characters sent each other mixed messages the entire time. There can be too many conflicts in a book. I wanted to know why both of their dads were dicks. I stayed for resolution for that, but didn't get it. If the FMC was no contact/low contact with her dad, why did she keep talking to him and not block his number. He made their lives miserable because he was an alcoholic after her mother died. They were homeless. Now he's gotten his girlfriend pregnant and is going to marry her, when she is the FMC's age. That's gross. For real. The MMC's father is an awful megalomaniac and the mom just goes along with it. Also gross. The MMC refers to his parents by their names a lot. What? I didn't like anyone in this book.

She was there for business and pleasure. Instead of baking on under the sun in Mexico, she was sent by her boss to a luxury resort to do an audit. Of course things aren't going well until a handsome man comes into her sights. She just did not know this man was whom she was doing an audit on...Junior, Billionaire and boss. A man who has been burned by women before and is trying not to make an exception for her. Especially when it appears she may be a spy.
The introduction of other characters and more drama had me wanting to know their stories while sticking with these two all-business-some-steamy-play protagonists. Would love some time at the spa myself.

Junior Steele is the resort owner who has the singular focus of making his resort the best for the rich & famous so relationships don't tend to work out because nothing comes before his business. Even though their first meeting wasn't quite what it could have been LOL, the sparks are flying. Despite the fact that both have trust issues, they can't stay away from each other so it's only a matter of time before they're lighting the sheets on fire. However, there's some shady business that pops off which adds in a bit of excitement with the twists. I LOVED this story so I devoured it in one sitting as I was ALL IN from the jump so yeah, I HIGHLY HIGHLY HIGHLY RECOMMEND!

I took some time to figure out what I wanted to say about this book.
I really liked Angel in the beginning, I thought she had confidence up th wazoo. But as you get more into their story you realize she is lacking in that department. I found her to be childish and petty at times. All that was missing was the foot stomp.
As for Junior, I truly liked him, he was always making sure to be there for Angel. But it was a constant push and pull with her.
I truly didn't feel her attraction to him but I definitely saw his to her, he made it very clear.
Overall it was an OK read but that is just my opinion.
Angel is sent to do an audit at Steele Valley Resort, where she meets Junior, who is the son taking over for his father after an illness. They get together on more than the books and the entertaining situations are fun and heartwarming, like they both crave love and tenderness. Loved the characters, their backstories and family issues. It was great when his dad typed in that he was proud of him. Plenty of intrigue with Max and Harry. Surprises, steam, close friends and carousel memories keep the pages turning. Totally enjoyed this story and loved the ending.

Angel is a CPA who is going on a work/vacation. The day she gets to Steele Valley her car breaks down. A handsome guy helps her and upgrades her room. This handsome guy is named Junior. She keeps seeing him everywhere and thinking he is an employee she flirts with him and has fun. The day of the meeting to start her work there a gentleman walks in and guess who? JUNIOR! And he is not an employee but THE EMPLOYER! Oh great! How the heck did this happen? Angel has to be a professional but man this is going to be hard!
Junior and Angel are complete opposites in character. He is rich, handsome and has trust issues. She is open, genuinely not interested in his money or what he could give her and does follow her feelings. This is a gentle romance..it starts with each of them mistakenly identifying the other. It is lovely to see how the relationship develops, with Junior making lots of presumptions and getting it wrong, having to apologise. She doesn't let him get away with much, but is also prickly at times. Interesting and entertaining.
What You Give follows Angel and Junior while What You Take follows Molly and “Sizzle” Joe a couple of years after. Both are really enjoyable heart-warming quick reads. Angel and Molly are independent, stubborn best friends that capture the attention of Junior and Joe. There is instant attraction and a week to remember.
I adored Junior and Joe, they were both sweethearts that just wanted to love 🥹
