Our MFC Kate just broke up with long term boyfriend Vincent, who also happens to be worlds biggest douche bag. The final straw for the break up was Vincent cheating. Unfortunately, despite being apart and not together, Kate is still tied to Vincent because her boss is friends with him. Several months broken up and Vincent will not leave Kate alone and keeps harassing her to get back together. Vincent's grandmother passes away and Kate attends the wake- not for him but for her. There she is forced to see his uptight high strung family and realizes she really lucked out. Who she also saw but never met before was his "estranged" brother Peter. Peter doesn't get along very well with his materialistic and petty family so he stays away from family gatherings as much as possible. Except this time, his grandmother meant a lot to him so again, he is going for her. Once Peter locks eyes with Kate, he just knows he needs to talk to her and find out why she is here and who she is. Although Vincent doesn't approve, she makes it very clear that she is his EX. After the wake, Kate (drunk af) falls and hits her head to the point of near concussion and needs stiches. Peter and their other doctor brother Thomas/his wife take care of her and allow her to rest overnight after she is insistent on not wanting to go to the hospital. Vincent finds out and is NOT happy about it. But this is where Peter and Katie meet and interact for the first time...
Peter is the mayor of small town Oaks Grove where investors want to build more condos/strip malls to "liven up the town" but Peter refuses to sign off on it/sell his land. Katie's job at her company is to go in and give the final boot to try to win over a decision to build/take over land. Well as you can imagine, they run into each other head on when Katie is sent to win mister Mayor Peters vote without knowing the mayor was actually him. I won't "spoil" anymore :P

Thoughts:
I am not the biggest fan of the "insta-love" trope, but this was done rather well. It wasn't cringe and unrealistic like most insta-love trope books are. Honestly the way Peter initially thought about Kate and how he had this sense of duty to protect her and care for her was so cute and had me swooning. Like ugh where are men like Peter at?! I totally think its fair to say something like that could happen in real life. You meet someone who you have this gravitational pull to and feel super connected to them and want to know everything about them. I mean we all felt like that in some capacity about our significant others at first right?
Vincent on the other hand really got on my last nerve. Irrational, aggressive, manipulative, controlling, arrogant, possessive, mean- are just a few ways to describe him. Reminds me a lot of my ex. M.Cole did a really great job developing these characters into their own personalities and they came to life very well. I also thought the alternating chapters between Kate and Peter was done well and we got both perspectives which I feel is necessary in a romance novel.
I loved this book/story so much. I did not want to put it down. I was so invested in their relationship from the outside looking in. Not to mention the description of Oaks Grove from the author just sounds so nice and peaceful it made me jealous I wasn't there too. Seems like my ideal place to live and start a family.
I loved Kate and Peters relationship and I am really happy about their HEA. They definitely deserved it. Definitely recommend to romance lovers!

I got this in the reveal box I got and this is such a cute romance novel! With a sprinkle of spice. Mostly just tension build up through out. Check triggers if you are thinking about the book though!

Are you a fan of forbidden romance? Then Closing on Love is perfect for you.

Mina Cole's debut novel stars Kate and Peter, two individuals so content in their current life that they weren't intending to look for more. Kate, just out of a bad relationship and getting harassed by her ex, just wants to move forward one step at a time, focusing on her job. Peter, the mayor of the small town of Oak Springs, just wants to be the best man for the job and protect his citizens. Their plans did not include falling in love. Due to interesting circumstances, they get thrown together time and time again. Almost as if fate perhaps has a plan in mind for them.

You will find yourself falling in love with the couple, the town, and Mina Cole. Oak Springs feels like your home away from home.

This was such a feel good read and I can't wait for the next installment of the series. 5 stars!⭐

Mina Cole's Closing on Love is a story about two people drawn to one another despite circumstances in their lives that should keep them apart.

Kate is doing her best to thrive as a recently single woman with a job she loves. The problem is that her ex won't leave her alone. He even talks her into attending a family function with him. She definitely didn't expect to finally meet his estranged brother, Peter, and when she does, sparks fly.

Peter is a small-town mayor and carpenter. He's washed his hands of his pretentious, poisonous family and embraced life in Oak Springs with great friends. He can't help but be intrigued by his brother's ex girlfriend during a chance encounter, but knows their parting is for the best.

Fast forward a week, and Kate and Peter somehow find themselves on opposing sides of a complicated development deal. They work to find a solution while trying to keep from giving in to temptation.

This is Mina Cole's debut novel, and she has done an exceptional job not only creating a great love story (with a unique trope, at that!), but also an entire town filled with characters I can't wait to meet!!

I love the way she portrays both her characters. You can't help but love both Peter and Kate despite the flaws that are so apparent. They do their best to stay away from one another, but the author writes in a way that makes the reader feel exactly how difficult that is. Their attraction and the temptation that goes with it are clear from the beginning.

I look forward to reading future books to learn more about the other characters and to get a glimpse into married life for Kate and Peter!

I have to admit that I'm highly impressed with Mina Cole's debut that I just experienced. Kate has an ex, who has manipulated her into going to one of his family gatherings, which throws her life into some chaos in the aftermath. See, her ex's estranged brother Peter is there, and the sparks are flying despite knowing that they can't act on them. You already know how that's going to go right?! It gets more complicated though, since he's the Mayor in the small town that coincides with a task she's been assigned for her job. She's representing her firm & if she fails, she could lose her job. It's quickly apparent that Peter & Kate will have to work together for everyone to be happy, and those sparks are hitting new levels of intensity as they do so. I loved the small town feel because it always adds humor & charm to an already amazing story as the supporting cast adds in more color. Closing on Love was a great read that I HIGHLY HIGHLY HIGHLY RECOMMEND TO ALL!

This is a dramatic love story. The town of Oak Springs reminds me a bit of Stars Hollow from the tv show Gilmore Girls. There is Kate and Peter and this book is a love at first sight/small town romance which is a good mix of sweet and sexy. This book has a lot going on with a funeral, car accident, family fighting and much more. I do wish there was a little more foreshadowing of why Vincent is the way he is since it seem to just pop up out of nowhere and makes the ending a bit choppy. Overall I highly recommend this book since from the beginning it had me hooked and asking what happens next. I’m looking forward to getting to know more of the charming small town of Oak Springs and people who live there. I have received an ARC and am voluntarily leaving a review.

Sweet, spicy, and addictive.

Mina Cole does an incredible job at writing characters that feel so genuine and captivating.

The story kicks off by diving straight into the drama going on in Kate's life, and I was immediately invested in what was happening to our leading lady. I felt her struggles of trying to escape her ex, felt her need for independence, and found myself unable to put the book down until I got to the bottom of things.

The love interest Peter was just perfect. Everything Kate needed at the time, and just right for her. He fought for his woman, but didn't push things when he realised Kate needed to stand on her own two feet for a moment.

All in all, loved it.

What a great debut, I really enjoyed it.

“I knew we could never be together but that didn’t stop my heart from beating like a drum around her”

Sometimes you can’t help who you love. Even when you fight it and you try and run from it. When it’s real you can’t stop.

Kate & Peter are thrown together by circumstances, the kind that are messy and muddy. He’s her horrible ex’s brother and the town mayor she has to go up against over a development deal.

These two know they can’t be together, especially in their small town but it’s like fighting gravity.

Can’t wait for book two!

Loved loved loved it!!

Wow what a book, this pulled so many emotions out of me and I was right there for it. I want to live in spring oaks lol the town and characters are so well written I feel like I know them all personally. Definitely a 5* read the book is fantastic and I can't wait for book 2. Mina is definitely an author to watch because I can see her doing amazing things with her books

Love at first sight!

This book was unexpected great find on fb. I loved story line it was clinging ex wouldn't go away and woman who deserved so much more. She goes to small town for work and story really builds from there. Peter is her ex brother yea I know but he's so opposite and the chemistry off charts

If there were ever 2 characters who said forget it, I’m gonna live life my way and damn the consequences it would be Peter and Kate. This book has it all. A toxic ex, a heroine who just wants to prove herself to herself and everyone else, a sweet small town hero who breaks free from his awful family and finally finds what he’s been missing, suspense, small town friends, and a cute happily ever after. This is definitely worth the read, and a reread! So excited to read book 2!

“Closing on Love” is an enjoyable read full of surprises, laughs, romance and even mystery. Just enough detail to be drawn into the story and engage the imagination. Looking forward to Mina’s next book to enjoy more twists, turns and unexpected events.

Perfect small town Romance

Kate and Peter are an amazing couple.

I loved how Kate knew she needed to work on herself go find herself and how Peter gave it to her even though it killed himself on the inside. Even though it really hurt them on the inside.

The story at Mina created for us was brilliant. 10/10. Loved the world I got caught up in and need more from her.

Mina Cole's debut book shows amazing promise for an author that is just starting to find her feet. This cute story has you gripped from the word go and leaves you feeling all soft and gooey in the end.
It really is very much worth a read!

What you do when you fall in love with your ex boyfriend brothers? You fight it right? Compared to her Kate's ex, his brother is anything but his family name. Closing on love is an amazing story about a heroin that despite every bad thing fights not for love per say but to be free from the chains her ex had put on her. It's amazing to see the transformation in the story.

Peter on the other hand has his work cut out for him when he falls for Kate to prove he is not his brother.

They story is amazing how two soul connect regardless of they past and fight to be united.

I loved this book!! There was a lot more to this story than the back cover told, which made the book so good. I had a smile on my face the whole time I was reading it, and could not put it down once I started. I can't wait to see what the small town of Oak Springs has in store for us in the next book!

This is the first book in the Oak Springs series and the first book I’ve read by Mina. I was completely hooked right from the very beginning. Kate is trying to put her past behind her and that means Vincent, he was controlling and arrogant but won’t leave her alone. He’s best friends with her boss, shows up at the house they bought all the time and wants her back. When his grandma passes he invites her to attend even though she knows his family is horrible. Things happen, she meets his brother Peter she never knew about in the last 6 years they were together and they have an instant attraction and then she has an accident.

When she returns to work a week later, she’s sent to Oak Springs on assignment to close the deal to improve the town. Upon arriving she learns the reluctant Mayor is none other than Peter. The chemistry is still there though they can’t act on it for several reasons. Kate begins to fall in love with Oak Springs and realizes her company is wrong about this “dying” town. But if she doesn’t close the deal she loses her job. Peter is trying to show her all the wonderful things about the town and why he doesn’t want to sign the deal and what it would mean he’s giving up. After they cave and come together in some spicy scenes, Peter ruins it all leaving Kate no other choice than to leave heartbroken.

When she returns home, something’s wrong after losing her job and she’s attacked. What she goes through next is horrible but Peter is there at her side as well as her best friend Mindy. I don’t want to give too much more away, just go read this book. It’s full of drama, emotions, love, friends, suspense, twists and turns, angst, tension, heartache and so much more. I can’t wait to read book 2.

This is such a sweet story! Kate and Peter are perfect for each other! And all the suspense regarding Vincent was intense. It's a must read, and I can't wait for the next book in the Oak Springs series!

Forbidden romance (ex’s brother), a small town and a job that puts Kate at odds with Peter, the man she’s fighting feelings for. Despite all the things working against them the one thing they can’t deny is the feelings & chemistry between them. You’ll be rooting for them. This was a quick read & I enjoyed it.

Fabulous!

I’ll be singing this books’ praises from the rooftops for the foreseeable future! Wow!

The intensity and depth of this book is extraordinary. I rode all the highs and lows with Kate, from the crap-storm with her ex, to the pressure placed on her job performance, and the want to stand on her own with the ability to say “I did it myself,” I think she embodies so many of the pressures placed upon women. I admire her break downs because they are real and genuine, but her grit to keep moving and to prove to herself she can, even when it doesn’t turn out well, is inspiring.

And Peter is fantastic. He’s passionate about what he wants and what he believes in, as well as his community. Looking on the bright side of his family drama, leaving them behind has made him a better person and leaves a not so awkward opening from him and Kate to spark up their romance. And even when Kate shoved him away in order to prove things to herself, he can still put his heart out there.

I enjoyed every twist, heartache, frustration, joy, passion, and love this book offers.

My vote is for daily happenings...

Peter is a small town mayor with an amazingly kind presence. I love him and Kate together and wished for Kate's ex to enjoy his time in the slammer.
Kate has the worst luck but luckily Peter hung in there to claim her heart and hand at the end for the HEA.

Who wouldn’t love Kate and her journey on finding the one! She’s a strong, brave, fighting woman not settling on just anyone. She has been cheated on, stalked, and pressured to give her relationship with Vincent another try. He will definitely stop at nothing to get her back. It isn’t until his grandma’s funeral she meets Peter who is mayor of Oak Springs. He’s also Vincent’s brother. From the time he meets Kate, I was rooting for them to get together. Kate is fighting a battle because he is Vincent’s brother, her ex. Can she get past that? Can she not compare Peter to him? My heart was beating, hoping and praying she would have a happy ending. I was on the edge of my seat when something happens to Kate hoping against all hope she was ok. Wait til you find out what happens. I shed tears for Kate and for Peter. He is such an amazing man with his own faults but such a sweet, caring, kind man just trying to find the one. The ending brought me to tears and I couldn’t be happier at the outcome of this story.

This book was intense. Kate has an ex that is still in her life and won’t let her go, Vincent cheated on her and then couldn’t understand why she wouldn’t take him back. Then she meets his brother Peter, he does not get along with his family and they do treat him badly. I really liked the two of them together until he also show what an idiot he is. However Peter does redeem himself. There is violence involved that may trigger some people but things do work out in the end. This was a good read. I received a free book and the views and opinions are my own.

I really enjoyed reading Peter and Kate. Oak Springs is my new favorite small town and that is usually not my go to trope. This is more insta-love, but the story and characters really made the book enjoyable. Everyone needs a friend like Mindy, cant wait to read her story which is book 2.

The spice was a bonus and helped me get past the Hallmark feel. Her horrible ex Vincent was a bit scary and I felt bad for the trauma Kate experienced because of him. Triggers include domestic violence which was difficult to read. Kate does prevail and the HEA is worth it!

This is my first read by Mina Cole and I really like her writing style, I love a good small town romance and it really felt like I was there with the characters!

I really did like Peter and Kate, I loved their instant chemistry and I thought that this was a really good start to the series, I can’t wait to read the rest.

This was a good cheesy romance with a surprising amount of spice 🌶🌶! Unfortunately I found it a little to fan-fictioney… It was pretty predictable and a lot of the story line was either inconsistent or really cringe.
