Perfectly fine, if not especially exciting. This feels like it was made to be a plug-in for Keep on the Borderland, or similar scenarios. Though you could easily modify some bits and put it under a town or city. You could probably build on it a bit and make it part of something larger. But as is, you might just run it as a one-shot.
