It had just been the two of them for many years and they didn't have relationships because grants mother walked out on them and broke them. Bella and Grant knew each other when they were teenagers and were in love but Grant couldn't commit and he broke Bella's heart. When she showed up to work with him 14 years later he thought she was there for revenge.
This was simply an add on after reading the last Sandi Lynn book. There were some of her other books that showed up as recommendations and already I found two more I want to read which I will get to after the other new releases I’ve been waiting for. At first, this was hands down a 5 rating book but then somewhere between when Bella, Grant, Myles and Cassandra decide they want to be serious and commit to each other it got a little cheesy. I applaud how there was a focus on Grant and Myles’ father son relationship and I’m happy we got two romance stories in one but there came a time when they were too in sync with each other and wanted to do everything together. This was too much for me and from there it was short segments that took place 4 months to 11 years later and while that was a nice addition, I didn’t think it was necessary. Leading up to that though, I enjoyed how Grant and Bella worked on deals together and even the added drama that comes up during a time when they are just starting to get in the groove of their relationship and are committed, even Myles’ own issues and his relationship with Cassandra. I enjoyed that too, the book knew how to keep things interesting and fast paced but without leaving confusion and important information out. It’s like once everyone settled down, the book just crawled and seemed to slow down immensely because it kept adding things that I could have done without getting mentioned. Sure, some of it was necessary to keep and felt like closure but to go on the way it did didn’t need to happen. If it wasn’t for that, the book was easily a 5. I enjoyed the second chance romance because it felt new and not what I was expecting when I picked up this book. I was thinking there was another woman who broke Grant before Bella but it ends up being an entirely different reason which wasn’t new to me but appreciated. There’s even an instance when said reason shows up later on in the book and closure gets settled with that. I had a feeling it was going to come up but not in the way that Sandi decided to go with. It felt like things were getting checked off on an invisible check list but naturally and smoothly. There wasn’t any awkwardness or sudden situations. Things would always come full circle and everyone finds out eventually which was refreshing in the way that was done. There was no secrets, regardless if someone says to not say anything to someone. It’s funny because Grant was a pretty open guy to begin with, except when it came to his heart. His story with Bella captures healing, not just for him but also for her as the air gets cleared and slowly they start to explore what they could be. The same can be said for Myles and Cassandra and I loved how the book did that. If it weren’t for the unnecessary information and period of time when it felt like the book was going at a slow pace, this would have definitely been a 5 just for the healing aspect and how it was written. I sailed through this book all up until it felt slow for me. After that, I just wanted to hurry up and finish it because it didn’t have much going on, plus with how much Sandi started leaning into more of a focus with Myles and Grant and planning proposals and moving in next door to each other it didn’t feel as important. I felt like the healing was done and there didn’t need to be anything else added so I went with a 4 because I couldn’t get past that hill.
It wasn't always being Billionaires. Grant and his family Myles were left alone, Myles wife decided she didn't want to be married and be a mother anymore, so she took off leaving desperation in Myles.He ended up turning to a drunk, Grant meet Bella in Hawaii and fell for her, but never got together after Hawaii. His mother did job on his head and didn't trust women as growing up. Myles cleaned his life up and started making money. Throughout the years, they all became Brokers. Buying and selling real estate for millions of dollars. Bella grew up and got her license to become a Broker. Working in L.A. deciding to move to New York after her parents were killed in a car accident, she left L.A. and moved. The rest is history. I enjoyed reading this story, A standalone. The world is just a better place with Bella an Grant together. This book was also funny, delicious and sexually to read! The chemistry was there between all of the people in this story. ENJOY. Sandi Lynn wrote another amazing book.
Omg there is no words that I can say about this book because there is so many. I loved this book from start to finish Sandi has another five stars from me.
This story had me laughing and crying. I loved when Grant and Belle met when they were 16. But it was horrible when he never got in touch with her until 14 years later she arrived at an open house he was running.
Belle was shy at sixteen but 14 years later she would let nobody stand in her way. With any deal she was doing she was she was doing she would push to get the very last $ out of people.
As for Myles I felt sorry for him for what he went through with his ex wife Olivia she was ruthless leaving Myles with $300 in the bank to feed himself and Grant plus to pay his school fees and run a house. But I am glad he found love again in Cassandra.
I don’t want to give any of the book away it is a wonderful story that will have you turning page after page to find out what happens next.
This is just another great story written by Sandi Lynn. Before you get to the guts of the story it begins with a teenage romance in Hawaii. Grant grew up and and followed in his father's footsteps they're very successful Real estate moguls in NYC. They put out feelers for a job position with the company across the Nation that will land someone a job but an extreme amount on the commission to the seller!!! What does this have to do with teenage love? Can father and son ever trust a woman to have in their lives? It seems they both have the same way of just picking up women to fulfill their needs two sworn bachelors. What happens when Grant's mother shows up after 20 years? I wasnt expecting to give this book such a low rating. I love how this author writes and her characters are usually amazing. Unfortunately, Bella is not the type of character I like reading about. She's strong and sassy. Those are qualities I love. But how mean she was and nasty to Grant for something that happened 14 years ago when she was 16 is a bit much. I understand she was hurt and it scarred her. But she was 16. She was acting like Grant had been married to her and left her and her children in the dirt. Personally, they didnt even have a relationship worth the way she treated Grant. My favorite part wasnt Grant and Bella's relationship. It was Cassandra and Myles. Them getting together and them being a couple overshadowed Grant and Bella as well as Lamar and Ami
What a beautiful story of a father and son are soon broken by a wife and mother who abandoned them. Grant Roman meet a beautiful girl at 16. It was young love. But Grant was afraid to commit to his feelings. Then Bella Marcus stepped back into his life after 14 years of heartbreak over a love she felt for one Grant Roman. And then there is Myles Roman, Grant's father. By accident he goes to a bakery to pick up a birthday cake for work. He meets a beautiful woman Cassandra Peters. Could love find both of these broken men? Loved this story. It was written beautifully, I could not put it down.
This was different but very enjoyable. Grant met Bella while on vacation in Maui when they were 16. They spent 5 days together and were intimate, Bella was a virgin and Grant promised to keep in touch but never did. Grant was emotionally broken when his mother walked out on him and his father when he was 10 years old.
Myles was just as broken and turned to alcohol to numb the pain. Myles decided to turn his life around and became a successful real estate broker and started his own company.
I loved that this was told in all points of views, it was different and enjoyable.
I really enjoyed this one by Sandi Lynn. I have read a few of her books and I am always satisfied after finishing one of her stories. This one was enjoyable getting 3 POVs.
Father and Son (Myles and Grant) are some of the wealthiest property brokers/developers in NYC. They are both the stereotypical bachelors (all work with no time to for relationships). Grant met Bella when they were 16 years old on a vacation in Maui. Of course he's a young dumb kid and doesn't keep in touch with her. Fast forward 14 years and surprise Bella shows up at Grants open house. Only Bella isn't the young innocent girl she once was. Bella is back in NY after experiencing a loss and needing a change in her life. These 2 were able to work through emotional walls and past heartbreak to become the cutest freaking couple I totally ship them.
Myles is left reeling after his ex wife leaves him to raise Grant on his own. Broken hearted Myles vows to never love again and has followed that until he meets baker Cassandra. Cassandra is a widow and she knows what she wants. She just has to wait for Myles to catch up.
Super cute story within a story with shipping BFFs and 3 super cute HEAs. I totally recommend.
The Property Brokers turned out to be a really book and Sandi Lynn is the queen of creating unexpected storylines with depth and meaning. I couldn’t get enough of the Roman men and this father and son are too hot and sexy for words. I loved them so much and although the majority of the story is about Grant and Bella, I enjoyed reading chapters about Myles and Cassandra. This is a story of first loves, heartbreaks and second chances at love. I definitely recommend it.
As usual I really loved this book, characters are believable and you just routed for Bella to get back with the one true love from her teenage years. The only thing that disappointed me with this book is that once everyone was together and happy it seemed to do a lot of six month and 2 years later ect, I just felt that Mr the ending it was a bit rushed to the end. But all in all I still loved the book.

Loved this story! Myles and Grant were father and son Real Estate Brokers. They were also best friends, TDH, and billionaires. They were both emotionally damaged when their wife and mother, Olivia, left when Grant was 10 yrs. old. Both were cassanovas until Grant met Bella and Myles met Cassandra. Always fun when guys like this finally meet "the one" and don't know what hit them. The multiple POVs was fun and very dramatic. Great epilogue where everyone got their HEA.
What an exciting story about 4 people realizing that life doesn’t always turn out as you have it thought out. Their past history, years later. Their accomplishments thru their jobs, finding out their past is now with them, feelings are back, but anger shows it’s ugly head. A beautiful story, loved it❤️.
I enjoyed reading this book. It was nice to see how they reconnected after such a long time apart from each other. I loved the relationship between Grant and Myles too. I just wish that there was more with Grant and his mother. I wish that they were able to work things out and starts new relationship. Otherwise I loved it!
Another awesome book from Sandi Lynn… it was totally different having 2 separate alpha males in a split story line but they complimented each other well. As for Bella what an amazing young woman who has a drive like non other , and Cassandra was a perfect choice for Myles .. thank you for sharing another great book 💜💜
I did like this book. I liked it was a double romance, I feel in love with both Myles and Grant. The only thing for me was that Grants mum made a very brief appearance and then disappeared, it would be good to see a bit more of that story line. I would like to see another book like this.
This book has great potential goal but it is lacking in p!it development. Issues were introduced that could have provided tension and character development. Unfortunately, issues were miraculously solved. Additionally, none of the characters had unique voices or personalities. They all sounded the same and acted the same.
I'm quite a fan of Sandi Lynn and this book is one of my favorites. There are some of her books I read again when I want to read a feelgood story and this is one of them. This book has less angst and more positivity than most romance books.. The relationship between father and son is very refreshing.
Another great read regarding a father and son finding love. While I loved it I would have liked the stories to have been separated. They might have been short but a good read.

This was another work of art for Sandi! It was like getting two stories I’m one. The story of second chance love and finding love again was absolutely heartfelt. Sandi always knocks it out of the park.
This book is filled with all sorts of emotions. The relationship between Grant and Bella was an amazing ride and then you get an extra relationship with Myles and Cassandra. Fantastic writing and a wonderful story of love conquering heartache!!
I loved it amazing love story both of the men were very stubborn but when the right woman comes along love of a good woman can do amazing things and the love they have for one another

I love the fact that 2 complete different love stories were made into 1 book. The stories were amazingly good with both Dad and Son finding love again. I believe this was a terrific idea and would like to see other Authors would try this concept as well. Good Job!
I love all of Sandi Lynn's books and this one was amazing like others. I just thought it went a little fast and couldn't read Cassandra's view. But it was beautiful nonetheless.
This is a wonderful book and I highly recommend it! It is great escape for a great read. Father and Son relationship is unique in story telling and I for one loved it. The Roman family had me hooked from start to the bonus episode!
I loved the story of Grant and his father Myles. When he saw Bella after 14yrs it made the story even better. The whole dynamics was just exceptional. When Myles meet Cassandra it made both couples even better. Don’t want to give to much away so am going to stop writing now.

I love your models Andrew Berneit & Wander Aquiar they are both gorgeous... The ending was sweet but far from realistic... Being a 33 yr real estate broker their multi-million dollar deals were far too easy as well... Then again that's why they are such enjoyable fantasies. XO
