Welcome back to Juniper Springs, home of gay ducks and the LOLS.

Okay, so here's the thing. I'm Liv, the normal O'Bryan sister. I have two kids I'm raising on my own, and I even have what people think is a boring job. Going to Vegas with my insane sisters is out of character for me, but I take that chance because of my new job. And let's face it. I lost my husband over five years ago and I just haven't...well...there's been no one.

But an altercation with some drunken idiots has me almost falling on my butt, until a set of very strong hands save me.

Mason Spencer is younger, beyond sexy, and interested in me. So, I give in for one night. Can't hurt, right? He goes above and beyond my wildest expectations. The next morning, I say thank you and head back to my life.

Until I move in next door to him, and my insane dog Houdini keeps showing up on his doorstep so I can't even avoid him.

Worse, Mason tells me he wants more than that one night stand. Worser, he seems to fit right in with my kids and me and I discover that being with him makes me happier than I've been in years.

But remember, I'm the normal sister, and there's nothing normal about an older woman with two kids snatching up a young man like Mason.

Of course,  I've realized that there is nothing normal about the town, so maybe I would fit right in.

If you follow Melissa's previous books the characters in this book all intertwine, though this book can be read as a stand alone I would definitely read the previous books in the series just so you get the whole vibe of Juniper Springs and all it's quirkiness. As an ACTUAL Texan, this book makes a lot of references to some pretty famous places (Franklin's BBQ in Austin is the best BBQ joint). The town of Juniper Springs is supposed to be somewhere in South Texas I'm assuming closer to San Antonio as there are references to it being near the Hill Country. Location aside this book is such a delight from the beginning mainly because I've been waiting for Mason's story since Carter and Piper's book! There is very little interference from the beloved LOLs as in the prior books, which was kind of a shame. I love the instant heat between Mason and Liv. Despite how short this book is I felt like it was paced well and didn't feel rushed. Loved the relationship between Mason and Sammy and of course Houdini. I can't recall if Liv ever showed up in any of the other books but she didn't have as big of an impact as Mason. The O'Brien's who are Liv's family are a rambunctious lot and I am totally looking forward to Avery's book. I hate to say it but Avery stole the show as often the side characters tended to do around Liv. Liv as a character was a bit typecast as the typical overworked, overwrought mom with control issues and underlying trust issues. As an actual military spouse I think that the author has a special insight to what being a military spouse goes through and the process they endure; I can respect that but honestly Liv was just not that compelling, but she has some awesome chemistry with Mason so every time those two hit the sheets it is fire! I also liked that Liv was an older heroine and that Mason was younger that adds a little bit to the relationship dynamic even though it doesn't ever seem to be an issue aside from the idea that everyone will think she's robbing the cradle. With that big of an age gap there are usually generational issues but there didn't seem to be I guess because Mason is nearing 30 and I'm assuming Liv is in her 40s. Sammy got way more screen time then Callie did which I thought was an oversight. This was the one relationship that was rushed and seemed a bit more contrived. She really seemed more like an afterthought. The pivotal moment was kind of necessary and I'm glad that Liv was able to finally confront her issues and pull her head out of her bum. I totally understand her pressure and her anger, but she did her family a great disservice by acting like they didn't understand her situation. I felt like Avery and Fitz took a lot off her plate by taking care of her kids and that is something that no matter how "alone" she felt emotionally; she should have never complained about because a lot of single parents don't even have that support. There was a reason her kids were reaching out to others because she had some serious emotional issues she refused to address until the pivotal moment, but again she is able to resolve the issues because of Mason and her family. There are some grammatical issues that will probably been sorted by the editor and some conflicting issues such as characters mentioning how Mason is great with kids and how he wants kids and then later a few times Mason refutes this by saying he doesn't know how to act around kids except his baby niece. Also every time Sammy wants to hang out Mason makes the observation that he probably wants to be away from all the females in the house or something like that...it's kind of redundant. I'm sure a sharp editor will finesse these things. All in all from a hot Vegas one night stand to happily ever after, this is a fun read. I'm waiting for Becca's and Avery's book!

I was losing my mind while reading this book. I kept thinking I had read it before. I searched through all of my Melissa Schroeder books, and finally found it. See, I wasn't crazy. Lol.

Last Love was part of the Rescued Anthology. I knew I had seen it somewhere before.

I enjoy the Jupiter Springs series. The characters are so well developed. They are fun, sweet, and quirky. The dialogue is witty, sarcastic, and humorous.

Mason and Liv were a cute couple. I really liked both of their characters and they seemed to have great chemistry. I always enjoy a single parent romance where the SO gets along with the kids so well. Sammie and Callie were great kids. They weren't obnoxious. I liked the way Mason had to earn Callie's trust.

It was never clear to me exactly how much older Liv was than Mason. She always made it sound like she was ancient compared to him. I'm not sure if an exact number was every given, or if it was hinted at a couple of times. I know Mason said he was nearly thirty.

I was surprised the LOL's didn't make more of an appearance in this book. I think Mason and Liv had an easier time with less LOL involvement, although I do not think that it is possible to have secrets in Juniper Springs.

This is a feel good book that can be read in one sitting. It is no/low angst story that left me with a smile on my face. I loved the ending prior to the epilogue. I am giving this book 4.75 stars. I have never given a book 4.75 stars, but I will admit that I am being petty. I wish there had been more of a Mason and Liz epilogue along with the epilogue at the end of the book. I did enjoy the epilogue, and I am looking forward to reading Avery's book.

A new to me author and a book that is not the first in a series. It mattered not that I read it before I undoubtedly will read the others from this author, but worked perfectly as a stand-alone.

Loved the maturity of the main characters and the quirky side characters.

This is a story that starts with a flame then drops to a simmer to reach boiling. Mason is the type of guy that every single mom out there craves to meet. Patient, understanding, compassion for past hurt, the one to lean on, but definitely not the pushover. I absolutely loved sinking into this story.

The premise was cute and quirky. I also love an age gap romance and think this might be the first I’ve read where the female is older. But unfortunately, I feel like it didn’t deliver. Last Love is too fast paced that it seemed like things were missing from the storyline. That detracted from the romance and I couldn’t connect with the characters. Mason and Liv barely went on dates and after that first one night stand, it felt like their chemistry fizzled out.

The kids were cute though, especially Sammy. And Houdini is a great name for that Golden retriever.

4.5 Stars-Cute Romance

Well, starting with the third book in the Juniper Springs series, I feel like I’m missing out on some good small town romance here. Mason’s book felt like the perfect fit in my reading schedule at the moment.

Mason lives in the small town of Juniper Springs, where it seems like everybody is all up in your business at all times. He’s got an older brother and sister, whom he is close with as their parents died when he was young. Mason has a good head on his shoulders, he owns his own restaurant and has been instantly knocked off of his feet when meeting Liv by happenstance while they are both in Las Vegas.

What happens in Vegas doesn’t seem to stay in Vegas for these two. Fate stepping in once again, Liv finds herself moving into the house next door to Mason. Liv was written well, if a little wishy-washy for my taste at times. She liked Mason as a little bit more, but it seemed to take her forever to admit it to herself. I get it, there are a lot of moving parts in her life, but it still seems to get repetitive.

The book is well written and while containing some serious situations, was a fun read. I enjoyed getting to know a little about Mason and Liv’s families, as well as the small town. While I felt slightly out of the loop with some inside jokes, the Last Love still reads well as a standalone. Looks like the home town vibe lives on with Liv’s sister Avery’s book up next.

This book made me laugh out loud, grit my teeth and grin like a fool. Liv is a widowed mother with two kids and dog who is a master at escaping, aptly named Houdini. Mason is a hot younger man with a great smile and a whole lot of charm. They meet when Liv’s sisters hijack her to Vegas. There hasn’t been another man in her life since the death of her husband over five years ago, and the sparks she feels being near Mason remind her that she is still alive and a woman. Mason is in Vegas for a restauranteurs convention, feeling bored and out of sorts until he unexpectedly rescues a beautiful woman from falling. Their flirting and sexy banter soon leads to a passionate night in bed that neither can forget. They don’t exchange any contact info, so a repeat of that night is very unlikely. At least it is until Liv and her children move in next door to Mason. The rest of their story involves a whole lot more flirting, heated and steamy moments, and family members who are loud, nosy and meddling. Unfortunately, it also includes Liv’s doubts, her issues with trust and self esteem. Mason does his level best to show Liv that he is all in, and his encounters with her kids are enough to melt hearts. Can he persuade her to take a chance on love with him?.

Deja vu! You ever start reading a book and think, this seems familiar like I've read it before. Well I realized about 1/3 of the way in I had, but it's Juniper Springs so you have to read it again!

We're back in Juniper Springs and the LOL's are still stirring up the town rumor mill, but this fix up wasn't a product of LOL meddling. Liv is on a sister's trip in Vegas where she meets the handsome restaurant owner Mason. She's older, widowed, and a mom...what could he possibly see in her. Well Mason sees everything and he enjoys the best night of his life with this amazing woman he'll never see again.
Except, he does see her again. Sitting in his restaurant, living in his town, living steps away from him. With their amazing chemistry, will Liv allow age, fear, and the unknown keep her away from the happiness right in front of her? She can't, especially when her escape artist of a dog keeps wondering over to the man's house as if to say, jump on this hunk of beef mama!

Mason, Sammy, Liv, Callie and Houdini were the perfect little instant family. I loved that Liv took Mason's words to heart and finally let go of everything she was holding in. I adored the fact the kids saw how happy he made their mom without saying anything until she wasn't happy. Callie was unexpected. The sour patch tween really came through at the end. If you haven't read Melissa's Juniper Springs series...start now!

My first book by Melissa Schroeder and I could not put it down. I loved Liv and Mason’s story, from their sexy and instant connection to the building of a relationship when they least expected it.
Age gap romance has been my jam for the past year, but I especially love the “reverse” ones…even as I hate that label. Mason is a strong, intelligent man; a business owner with drive and a healthy ego. But he’s also compassionate, caring and loyal. Why wouldn’t he be a great match for the single widowed mom who has the world on her shoulders with no help to carry the burden. A lot of that is self inflicted, no judging here, but Mason gently nudges Liv to allow him to help with the load.
To me, the age difference was never an issue because honestly, he was often more mature that Liv was. And his connection with Callie and Sammy was natural and never forced.
Not having read the previous books, I had no issues enjoying Last Love. I’m often leery of coming into series without reading book one. I say, start here and go back, like I’m going to. And I cannot wait for sister Avery’s book. That girl is a pistol!
Gotta go download other books by this author now…I’m excited to see what else she has to offer.

I really enjoyed this story. Liv was a widow with 2 children. Callie was a preteen with the personality to match sometimes, Sammy was younger (around 5) and was a sweetheart. They also had a new dog called Houdini, which fit him perfectly. He was always escaping. Liv's sisters took her to Vegas to "let her hair down". It wasn't working until she ran into Mason. They had a very hot night today, but didn't exchange last names. It was quite a surprise to know she moved into a house right next door to him. He was shocked!. He had not been able to get her off his mind, so he wasn't that unhappy about it. The trouble was she thought he was too young for her.
The story moved along quickly and it was nice to see Liv realize how she felt about her husband dying in the war and how she felt about Mason.

This was a sweet and steamy romance that took me on an emotional roller coaster, I loved the characters and I loved their story. Last Love is about finding your soulmate when you least expect it, it’s about taking a leap of faith hoping you will be caught when you jump but more importantly it’s about making a new life with the kids and the dogs. Great entertaining read.

I don’t know what it is about these stories, but as soon as I’m back in Juniper Springs it just feels like coming home. Mason and Liv may have started out as an anonymous one-nighter, but of course, once they’re both in Juniper Springs, fate obviously doesn’t believe that should be enough. Theirs is a love story that not only warms the heart but the soul, not only making you smile but often doing so while bringing tears to your eyes. It’s an easy read with just the right mix of emotions, a few touches of heartache, moments of humor, and some pretty steamy passion, enough to keep you entertained from start to finish. And the ending, well, that will certainly leave you looking forward to what’s coming next in our favorite small town.

This is the third book in the Juniper Springs Series but can be read as a standalone. You will get more enjoyment if you read the previous books because of all the intertwined characters. This was an easy to read book with basically no angst. Liv was the calm. normal of the O'Bryan sisters. Who would have ever thought that she'd hook up with a younger man in Vegas. What happens when he ends up being her neighbor? What happens when he starts hanging around her sons? What happens when this widow starts feeling again? I thought this was such a cute romance. Liv meets Mason and they have a one-night stand. However, imagine their shock when it turns out that they now live in the same town! These two are just so cute together, and I adore how sweet they both are. However, Liv finds it hard to let the age difference go, and this may affect their HEA. I really enjoyed this story and found it entertaining.

Houdini is a great addition to this love story and not-so-secretly my favorite character.

This romance aims straight for the sweet spot and scores a bullseye. Honestly, I've been enjoying this whole series, but this book simply took it to a whole new level for me. Liv and Mason were delightful characters with amazing chemistry. I felt they were truly perfect for each other, and I adored them. Houdini, Callie and Sammy add boatloads of humor, cuteness and heart to what is already plainly irresistible. If you are looking for a read that is fast, fun, flirty and fantastic, I highly recommend this one. I am independently posting an impartial review.

Last Love is the third book in the series, but this reader had no trouble with the story. However, I will be catching up soon.

Liv and Mason are real, it is easy to get caught up in their story. What starts as one night of fun in Vegas might become more in Texas. Liv is a widow, a mother of two, and doing her best to start over. Mason is wise beyond his years, but is he ready for an instant family?

I enjoyed the journey these two share with us, and I am off to catch up on reading.

Liv and Mason simply stole my heart! Callie and Sammy (and Houdini) only sealed the deal with settling this lovely family in my soul. Not that it started out that way, no, this started out with stepping out of your comfort zone and having fun. Fun that lingered, and then, what you were dreaming about is right there for you. Emotions are harder than steamy times, and past hurt puts up road blocks along the way. Luckily the pull is too strong to let them hamper feelings. Sometimes, kids and dogs do make the difference, and they definitely knew that these two belonged together <3

I really loved this wonderfully written book; it made me smile laugh and swoon
quite a few times !

It has a touching, gripping and emotional storyline with messy feelings, real life misunderstandings, some drama and steam and a tight knitted and sometimes nosy family ;)
Mason and Liv have great chemistry and fit really well together :)

I highly recommend this book and series !

There's no such thing as weird in Juniper!

Oh, Liv breaks my heart, she holds herself to such high, strict standards, keeping all emotion tightly bottled in fear of losing control. Mason is exactly who and what she needs and seeing her gradually open her heart and relax the high standards she sets for herself as he works his way into her heart is really beautiful.
I look forward to Avery's book which is going to be explosive and hilarious.

Really great book! Emotional. Liv lost her husband and did everything possible for her kids. They always came first. Liv met Mason and everything changed for each of them. I can’t wait to read the next book in this series along with the first two.

Melissa Schroeder where have you been all my book loving life? There is nothing better than reading a new to me author and LOVING them!

𝗟𝗔𝗦𝗧 𝗟𝗢𝗩𝗘 was everything I enjoy in a romance book. It’s a fantastic single mom, reverse age gap, small town romance with all the feels! Liv and Mason are such incredible characters. She’s been through a lot and is incredibly strong. Mason is everything I crave in a book boyfriend, he ticked all my boxes. Together they burnt up the pages of this read in one sitting romance. Once I started I couldn’t read it fast enough and had a good laugh, a time or two.

Cute, steamy read with a great small town feel. Loved the chemistry between Mason and Liv and how amazing he was with Callie and Sammy. Also really enjoyed the addition of Liv’s crazy family into the mix. *I received an ARC in exchange for my honest review.

Schroeder pushes the boundaries of the heart in the most tempting of ways. From taboo to emotional, Last Love breaks through the stereotypical journey of what love should be to find out what love is. From sweet to spicy, romance finds it's soul without ever losing it's heart.

This was an adorable small town quick read. Liv lost her husband and has 2 adorable children that she is raising alone with the help of her big crazy meddling family. Mason has new neighbors and their dog loves dropping by to say hello. What is an even bigger surprise is the new neighbor happens to be a woman he met a few months ago in Las Vegas. Liv and Mason are surprised to see each other again but can they rekindle what they had in Vegas? Can she take that leap and take a chance on Mason? Between both of their meddling families and the small town gossip they have enough people in their business can they sort this out together? This book had some extremely tender moments mixed with a few laugh out loud moments. I really enjoyed this book and I look forward to reading more books in this series.

Liv and Mason meet in Vegas have a one night. Then she moves to a new small town and guess who lives there 🤪I love the age difference, especially that she's the older one. This book was cute and definitely won't be my last book by this author. Thank you for this arc !

I absolutely adored this book! I didn’t think I would love the reverse age gap…but it was great in this book!

The chemistry between the two was just chefs kiss (wink wink to the fact he’s actually a chef)

They met prior in Vegas when they hooked up…

shes a single mom and her sister takes her along to a Vegas trip to rewind and just let herself relax after never leaving her kids sides, thats where she hooks up with this hot younger guy,

They have instants chemistry and a connection…but her only focus is her kids, so she says goodbye at the end of their fun night.

Fast forward three months…shes moved states to be closer to her family…her dog escapes into someone’s yard, and low and behold who is her neighbor you may ask? Well well it’s non other then the hot younger man.

From there on they go on a sweet little love story that had me swooning and blushing at 2 in the morning, they’re meant to be! They’re connection just grew stronger and the sweet relationship he had with her two kids was everything!

I truly recommend this book, it was a fast read that kept me interested the whole way…now I’m dying to see her sisters story! That dang sneak peek we see in the very end has me in the edge of my seat!

An emotional story about love, loss and new love.

An emotional story about a woman and her grief who meets a man she could love. If he was only older or she was younger...

Olivia O'Bryan Edwards, AKA Liv or Livvy, has moved to Juniper Springs, TX, for a new job. Her children, 9 year old Callie, 6 year old Sammy, their rescue dog, Houdini, are with her along with her younger sister, Avery. Liv is a widow who's husband, Sam, was KIA on a deployment with the Army.

Sam was deployed when she gave birth to Callie. But, at his funeral she's cut to the core to learn that he volunteered for this deployment even though he knew he'd miss the birth of his 2nd child. Everyone had thought they had the "perfect" marriage but she realizes they were apart more than they were together. She’s so angry with Sam's decision to volunteer.

Avery has decided it's time for the 4 O'Bryan sisters to have a Vegas getaway. She's arranged to have the grandparents watch Callie, Sammy and Houdini. Under protest Liv goes. She decides to call it an early evening on their last night in Vegas. As she's waiting at the elevator, rowdy guys getting out of the elevator knock her down. Before she can hit the floor, strong arms grab her. Totally out of character for her, she has a one night stand with the stranger who grabbed her.
