The Lost Lady of Black Oak Manor

Rate this book
River James is a historical renovation architect, and her latest project is the hauntingly mysterious Black Oak Manor.

During the job, River discovers a hundred-year-old box of...suggestive materials, evidently owned by the manor's original owner, Sebine Black. Sebine was an unprecedented freak for her time, hosting lavish, hedonistic parties for her equally freaky lady friends. In her secret lockbox, Sebine stored photos, sketches, and tools of the trade, seemingly for someone just like River to happen upon hundreds of years later.

But that box isn't the only thing of Sebine left behind in Black Oak Manor...

The Lost Lady of Black Oak Manor is a paranormal romance featuring possession, air play, mirror exhibitionism, dreamscapes —any way you could think of for a human and ghost to get it on, this novella has it covered. Grab this 30,000~ word spiced-up novella about a lovestruck architect and her ghost girlfriend.

When architect River James moves into Black Oak Manor to oversee the renovation, she expects trouble with the construction crew. What she doesn’t expect is a very sexy ghost and a lot of hot (and cold because you know, ghost) sex.

Naomi Piper’s books aren’t huge on plot but whatever plot there is is well-thought and consistent. And plot matters more than is usually said in erotica, it’s what makes the story a safe place, what allows the reader to relax and enjoy the sex. Since that’s what we’re there for. At least that’s how it works for me. If I know the author is going to treat the characters (and, by extension, me) right, the part of my brain that tends to be on alert can shut down and let me enjoy everything else. And enjoy I did. Piper writes instalust/instalove that turns into fun, weird, joyful sex and I’m here for it.

Ok so this was original, and I liked it a lot! This saucy little novella (so saucy) had a very original and creative premise (at least to me, maybe I’m sheltered, hah) which I greatly appreciated and enjoyed. I love a ghost girlfriend, and I am absolutely here for it. In addition to the spicy content there was a good amount of emotional connection and plotline; honestly this novella has it all. I applaud the author.

I have nothing else to say, it was short yet used its page count very well. I recommend, just make sure this is what your looking for in a novella because it isn’t for everyone.

Wowza!

Well written erotic story about River who works and restores old homes to their former glory. The story begins with some horniness until she finds a trunk of fun things in the attic including pictures and a diary. Then lots more ‘fun’ starts to happen. River is kind of a bystander to the great Sebine, the ghost from the late 1800s. But she quickly goes from lucid (very hot) dreams to
a reality of entertaining a very sexual, yet emotional, ghost girlfriend. So much sexy fun with a bit of plot that moves the sexy times along. The belt scene, ouch.

Absolutely loved it!!!

I love stories with ghosts and am always disappointed when they don't/can't touch. So this was a real treat!

Ghosts, spice, love, creepy house, dreams... the full package.

For me it could have been longer, I'd read a whole series with Sebine and River. And that is the only downside to the book!

This book! These characters!
To say that I fell in love with River the minute I met her in chapter one would be an understatement. I love her character, her wittiness, her refusal to back down to men who think they can do her job better than she can. She is wonderful, and her personality leaps from the page to resonate with my soul. And SEBINE! Just reading some of the scenes shared between River and Sebine made me feel like she was staring straight through MY soul.
This book may be mostly spice with a sprinkling of plot, but what plot there is was well thought out. The attention to detail in the world building and descriptions of the manor is on point. And the characters are all well rounded. This book reached out and grabbed me within the first chapter and would not let me go until I finished it.

Naomi Piper delivers again. Just the right amount of plot to be interesting. When things get too complicated, it never feels like they are resolved in a satisfying and reasonable manner.

And the erotica is of course 10/10 no notes.

4 stars. This was super hot and a lot of fun. River goes to work on old house known as Black Oak Manor and as soon as she gets there, weird things start happening. I like Piper’s writing style a lot and the way that she writes sex scenes is so good. Piper and Sebine had great chemistry even though Sebine is a ghost. It’s weird but the author totally made it work and had me rooting for them and their relationship. Just a really entertaining read with great smut and fun paranormal elements.

I came for the ghost story and got oh, so much more. This started out pretty interestingly, with a very atmospheric setting and set up. The writing was good and I was interested in how the story would play out. Once the ghost action started, the plot took a backseat to the sexytimes and never really got its momentum back. But, hey, it was worth reading and I would read more by this author.

“River hasn't been this into someone in a long time. The type of aroused where you forget where you are, forget you exist. Her therapist calls this being "headless". The state where you live fully in the first-person. In short, Sebine's tits make River forget who she is.”

I loved this quote so much I’d have given it five stars for this alone even if it hadn’t also been fantastic overall

I was interested in the plot which rather fizzled out once the smut started. The action seemed kind of mind control-y and dubious consent to me.
