I loved everything about this book, from start to finish. It was funny, emotional at times and it brought forward real life issues that many people go through.
Ruby moved to Puffin Bay after an incident at her previous work place and her plan was to get to her know her brother, Thane. What she wasn’t expecting was Finn, he swept into her life unexpectedly but she was happy to have him and his support there.
Finn wasn’t looking for love, but when Ruby turned up he was smitten, so when she could do with a fake boyfriend he was there, happy to offer his services, afterall, it was going to be a mutual benefit for him too.
Both Ruby and Finn weren’t looking for anything serious, but when feelings start to surface, do they both feel the same, or will one of them be left heartbroken.
A great story, for me it ended too soon! I wanted more.
Fair warning, this is a tear jerker; bring tissues. Thane’s sister Ruby comes to Puffin Bay to get away from a dean who sexually harassed her and then spread rumors about her to keep her in line. Finn has an ex girlfriend who won’t take no for an answer. They think that pretending to be dating will solve their problems but maybe tying the knot will be even better. I was upset with what happened to Gully and Ivy.
Every time I read an Annie Dyer book I probably sound like a broken record with how much I rave about her writing. She’s easily in my top 5 authors because her books and writing connects with me in a way I’ll never fully be able to explain into words.
I’m so excited to finally see Finn, Gully, and Roe from their family’s POV and starting with Finn was perfect. He’s the perfect person we should see the events of this book from. I can’t wait to read Gully and Roe’s book.
This was a fake relationship book, but did not play out like a fake relationship book at all. It was a real friendship turned into relationship from the beginning and I loved it. Ruby and Finn are perfect for each other, the understand each other so well, and their chemistry and love for each other comes off the pages of the story so well!

Loved this story! It was tense and juicy. I loved how Finn and Ruby’s relationship evolved. They were fun, sexy and heartfelt. I was shocked by the turn of events and can’t wait for the books to come in this series. This author goes from strength to strength.
4.5 stars. My favorite of this series so far. An easy romance without the high drama. So nice for a change. I also get a kick out the the Scottish phrases they use from time to time. Curious who'll be next to be paired up.

Being back in Puffin Bay was an absolute dream. This small coastal town in Wales has to be own of the places I want to just put roots down in. Leave America and live, love and enjoy Wales at its finest. If these characters are there than that just seals the deal for me! Puffin Bay series is one of my all time favorite Series and I could NEVER get enough. It just feeds my soul like no other.
I was so excited when Ruby & Finn were partially found out by Thane in the last book. I was so excited to see where their story would go. And I couldn't have loved them as characters and their story more. Annie has such a way of weaving a storyline to make you feel like you are in the middle of everything. Without being messy and overbearing.
I can't go without mentioning how much this story made me swoon, feel all the feels and cry all within the same pages. This series illicits emotions that I rarely have when reading. But Annie has a way that she can coax them all out. I love that she can do this in each book because It makes me even more invested in the story.
While getting to know Finn we got to know his twin brothers so much more than I was expecting. I loved how playful Gully & Roe were not just with each other but also Finn. They made being a family look like it was a breeze even when they didn't always agree. I loved how they loved each other. Their mom was an absolutely hilarious. She has her secrets as well and I really hope we get to see more of her in the upcoming book.
Let's address the 3 pepper rating at the top. Ruby & Finn sure as heck had some escapades in some public places. And they weren't just wham bam thank you ma'am. They were scenes that you would hope and dream of within a storyline. They were hot, steamy, and Finn wasn't afraid of making sure that Ruby was more than satisfied. Finn gave her the power she needed when she needed it, and vice versa. It was such a great give and take in everything between them. Intimacy was never an issue with them, and I don't think ever would be.
I am so beyond excited to see more about Roe in the next book and continue to see all of the characters and how their storyline continue to prosper!!

Though it is a standalone and ends with a HEA, this is an interconnected series which is probably best read in order. The MMCs of the last two books have growth and change throughout the series which will contribute to their story arcs. This book is written in first person from an alternating dual POV. Ruby: sister of Thane and professor of marine biology is a wonderful character. I appreciated her overall confidence peppered with moments of self-doubt. I loved that she indulges her attraction to Finn and her acceptance of her feelings when they become more. Finn is hot and dirty while staying sweet and protective of Ruby. He falls fast and hard for her. I also loved the relationships he shared with his brothers. Puffin Bay is a big found family with parts of born family mixed in. The Holland brothers are part of that born family mix. Handsome, smart, funny: they are easy characters to picture and read. There are plenty of steamy moments and the emotional connection between Ruby and Finn is strong. Their characters are sometimes surprised by how strong that connection is. I love that they present a united front in the face of the adversities that come their way. I adore that readers get to see Amelie, Roman, Thane, and Fleur as they continue their stories in this book as side characters. This author does an amazing job of writing an interconnected series. Though each book offers a different couple their HEA, the series still manages to tell the extended growth and story of Gully and Caleb (who will be the last two MMCs of the series). In doing this, she never takes away from the couple in the current book while making those bits of storyline essential to the growth of Gully and Caleb in this series. It is masterful. I felt all the emotions with this one. My hardened heart even shed a few tears. To say I can’t wait for more books in this series is an understatement. I am voluntarily leaving this honest review after receiving an advance reader copy of the book.
Lovers Heights by Annie Dyer, book three in the Puffin Bay series, is a fake romance between Finn Holland and Ruby Murray and their entertaining and surprising story. Ruby moved to Puffin Bay in order to distance herself from any rumors about her and her behavior with a student and a former colleague, who has it out for her, at her former college. She is a professor of marine biology and will teach at a nearby college, while monitor the area related to its rock's environment, and get to know her half-brother Thane. Finn, a gin maker and owner of the Refinery, is trying to discourage a former fling, Rosalie, who works for his company; as he’s not looking for a relationship. Ruby bumps into Finn on her first night there, and they seem to have an instant connection; with Finn offering to show Ruby around the Bay. One thing leads to another and when someone from Ruby's past starts to cause trouble for her Finn happily offers to be her fake boyfriend, which quickly leads to fake fiancée, then to fake wife. The more time they spend together, they fall for each other and secretly start to want to make it real.
There are some serious things that happen to the characters in this book, having major impacts on them, this series and the future books. Getting to know both Gully and Rowan, Finn’s younger brothers, added extra layers to the story. My heart broke for the loss and the pain that everyone had to experience. I loved catching up with all the previous characters, the banter between all the characters, yet at the same time, when things are tough it’s amazing how the entire Bay comes together.
Set off the coast of Anglesey, filled with funny moments, small town shenanigans, this fake relationship turned into forever love grabbed me, made it difficult to put down, and stayed with me after the pages were done. Lovers Heights, an isolated beach near Puffin Bay, where Finn and Ruby enter their fake relationship, is also a place the story revisits both in happiness and in tragedy; becoming a part of them. This was such an amazing read and I highly recommend Lovers Heights to other readers. I’m definitely looking forward to future visits to Puffin Bay and the next book in the series.

The amount of love I have for the Puffin Bay world just multiplied times a million. I thought I loved Amalie and Roman, and don't get me started on Thane and Fleur, but none of them hold a candle to Ruby and Finn. Lover's Heights is by far one of my favorite reads this year now. At one point (4am to be exact) I had to force myself to go to sleep, facing the reality that I was only 50% in and no way was I going to finish before my 6 am alarm.
Ruby has come to Puffin Bay for a few reasons one of which being is able to get to know her brother and also to get away from an incident at her previous job. Finn has his gin distillery in Puffin Bay and doesn’t plan on leaving, where for Ruby this may be a temporary situation. When Finn first sees Ruby he is instantly intrigued by her. They two become friends and when Finn finds out about the incident he offers to be Ruby’s fake boyfriend. What starts out as a fake relationship quickly turns into more. With Ruby not knowing if she’s going to stay in Puffin Bay the fake relationship may end before it can really start.
To say I loved Finn and Ruby’s story is an understatement. They are just the perfect mix of personalities and they just work so well together. The side characters just add to the emotions their story brings out. It was funny and a tear jerker all at once. I love a good story that really pulls you in and evokes all those emotions.
An absolute ⭐️⭐️⭐️⭐️⭐️ read, add in the spice 🌶🌶🌶🌶 and that just brings it to an entirely different level.
I was eager to dive into this read as soon as I got a copy as I have been counting days for this book. Annie once again delivered everything I expected and more. The complete read was an emotional journey and I finished it in a single sitting.
It was too easy to fall for both Finn and Ruby. In the glimpse we got of Finn in the past had me intruiged and I was happy to get to know him and Ruby who was completely opposite of Thane. I loved how Ruby and Finn get to know each other and start there relationship.
The way Finn supported Ruby and his brothers had me swoon. I loved there chemistry which was sizzling hot. There journey stirred a lot of emotions from me. I laughed, cried, got upset and anticipated along with them. I was happy that they both found each other and the family they deserve.
I was happy getting to know both Gully and Rowan. My heart broke for the loss and the pain that everyone had to experience. Some of the character growth has me excited for the upcoming books. Thanks to Annie and Wildfire Marketing for the advanced copy of this amazing read.
This series is a kind of spin-off the the Callaghan series, however, it can be read completely by itself in its own right.
It has taken me well over a week to be able to write a review. I adore the Puffin Bay series, and the first two books were beautiful. But this book hit differently (in a good way). There were just so many layers going on throughout, all intertwining and just building everything up. The community seemed to really come together in this one and it was just so beautiful. I honestly cannot wait for the next one.
Ruby has just moved to the bay to be closer to her brother, Thane (swoon). She did not want to start any type of relationship with anyone, but as soon as her eyes met across the bar with Finn, it was pretty much game over. Finn has been living in Puffin Bay for a while with his brothers and is in the midst of getting his gin distillery off the ground. Both of them were not expecting everything to come and yet neither were willing to stop it.
Ruby is running away from an awful moment in her past, whilst Finn is trying to be rid of an ex, who wasn't ever actually an ex. Will them helping each other lead them to discover the best thing ever?

I adore the quirky town of Puffin Bay and loved catching up with all my favorite residents, and their shenanigans. While they are having fun pretending and enjoying each other’s company, there just might be some pesky feelings trying to surface and derail the perfectly fake relationship. But are those feelings mutual? Will someone’s heart get broken? Or will they find a way to each other? You can find out all the answers when you read this delightful romance, it’s sure to entertain all romcom enthusiasts with it’s humor, heart, and spice!
I got this as an ARC and having enjoyed the others I. This series I was looking forward to this. This book was so engaging and I loved it. This is a book I will buy this a physical copy of as this one is one to reread. Finn and Ruby are great characters and no plot spoilers but this book surprised me! I usually see things a mile off but there is a twist I didn’t see but it had all the feels and it was captivating. It had its own drama and story without the traditional late split! A refreshing read and I think This book is special and my favourite in this series ( so far). Can’t wait for the others to follow.. especially Gully.
I am loving the series and this town. Finn and Ruby’s fake relationship turns into something more and I loved that there was no 3rd act breakup. I enjoyed all of the appearances by other the characters in this town and there’s a lot to ponder as the book ends. The chemistry between Finn and Ruby may set your kindle on fire—consider yourself warned lol. No spoilers here but I’ll just say….I didn’t see that one coming! Looking forward to the rest of the books in this series.
Finn and Ruby's story was so effortless and so easy, it is probably my favorite fake relationship book. The way Finn jumps in and helps Ruby with her work issue, with little to no thought was so sweet. And reading about these two falling in love and how they took care of each other. Just simply beautiful!
I wasn't sure what to expect from Finn after getting hints about him in the previous book. But it turns out the man knows how to treat a lady in and out of the bedroom. When himself and Ruby decide to be in a fake relationship Finn starts to realise that maybe they could be together for real. I love the relationship and the banter the three brothers have together. Even Finns mum sounds like a fire cracker. Ruby came to Puffin Bay to get away from a nasty situation but she soon makes life long friends and a better relationship with her brother Thane. This book definitely has all the feels, some more heart breaking than others. But it's beautiful to see a community come together in good times and bad.
I really liked that Ruby opened up so quickly to Finn about how she moved there. And how their relationship evolved from a pretend relationship to a real one. It was so funny to see them sneaking around when people in town already knew. I can’t wait until the next book. Definitely a must read!
Expect the unexpected! This book runs a gamut of emotions! I laughed and then I cried. I was so happy and then was sad. I am loving the Puffin Bay Series. The Holland Brothers have quickly become one of my favorite families. The text messages are hilarious and the story lines make me want to move to the little town. This is Finn and Ruby’s story. When Ruby moves to Puffin Bay to get away from trouble, she finds more than a new job, she finds a home, a family and love. Finn is just trying to get the Gin Brewery up and running while managing he and his brother’s other endeavors. He doesn’t have time for dating. He’s all about casual. When Ruby needs a fake boyfriend he steps in to save the day. Because what could possibly go wrong, right? I am not saying much more, because I don’t want to give anything away, but it is a 100 million percent MUST READ.
Lover’s Heights A Puffin Bay novel Annie Dyer Finn Holland, brewer and distiller extraordinaire and all round catch most definitely falls for the quirky and smart Ruby the day she arrives in their Welsh home town. They were delusional to think it was fake. “I wasn’t in the market for a broken heart; the one I had was barely whole as it was.” Ms Dyer writes character driven books with all the feels, full of heart, banter and a tremendously loveable cast. This is book three in this series of interconnected stand-alone novels set in Puffin Bay. Each have their own hea and could be read as a one off. I received an arc of this book. I devoured this one, read it too quickly and didn’t want it to end. I absolutely loved getting to know Finn and Ruby red lips. 5 stars
This is an interesting, different story set up in Puffin Bay. It is the story of Finn and Ruby. We knew they were married from the previous book in the series, but now we learn the backstory. It’s not what I expected, but fits well into place. Ruby is fun and sweet, also mischievous. Finn is somewhat brooding, but a fool for her since he meets her. Their love story is beautiful, but I aldo liked the fact we learn a bit about Gully and Roe. gully and Ivy are a sad side story, so now I want to know more about him and how they became such good friends. I can’t wait to read the next book in this series!
Puffin Bay, fake dating and eventually having real feelings for each other: perfect combination. Finn and Ruby are just helping each other out with the fake dating. But neither was prepared for the real feelings that would come to the surface. This book will make you feel all the feels: it was a truly emotional rollercoaster. The writer made me laugh and cry at the same time, and how can you not swoon with Finn. He is picture perfect. I love going back to Puffin Bay and I hope there is more to come…
Puffin Bay is where I want to escape to. Which is sort of what Ruby is doing when she lands in Puffin Bay where Finn instantly becomes her biggest fan. This series is so rich and full with different characters and personality types that there is someone for every book-lover to fall for. If that isn't enough then the small town is sure to entice you to want to stay. You will laugh and fall in love as Finn and Ruby become friends who agree to help each other out thus strengthening their friendship and the initial attraction that leads to their HEA. Absolutely awestruck!!! Love love love!!! Seriously so good!!! I love all the characters and catching up with the past!!! The suspense was perfection! Happy, sad, love,hope,pain,etc. I love the journey of Finn and Ruby and cannot wait for more!!!
Finn and Ruby were such an all the feels everything and more couple to get to know and with the addition of a lively supporting cast of characters it was such a great read.This was a brilliantly written spicey, all the feels, everything and more can't put the story down romance.

I loved this book the third in the series. This was about Finn and Ruby and their fake relationship. I couldn't put this book down. I laughed and cried reading it. I am looking who the next book in the series.
A fabulous story of love and romance. Ruby & Finn have wonderful chemistry together. This book has it all - great tension, steamy scenes, a fake relationship & marriage, family drama, and a little suspense. Between the slow-burn romance and swoon-worthy sweet moments scattered throughout--there were SO MANY feels rolling off these pages.
I really wanted to love this book because I enjoyed the first two and have been waiting for Ruby and Finn’s story but a few things just didn’t work for me. I won’t give away any big spoilers at all however if you’re a person that might have triggers please find them for this book before starting it. I honestly don’t have many triggers but I do get disappointed when authors don’t list warnings at the BEGINNING of the book.
While this may not bother a lot of people, this particular issue always frustrates me when I read a book like this. A few days before meeting Ruby, Finn had slept with another woman (which isn’t the actual problem) and then it was never said exactly how long after they met before they slept together but putting things together I don’t think it was more than a few weeks. But instead of actually having a conversation about safe $ex or using protection they both decide to have it unprotected. I honestly don’t remember whether or not that was an issue in the first 2 books as well but I will be going back to check on it and if it’s a common theme for this author I will definitely not be reading anything else from her. I find it irresponsible and frankly rather disgusting and not at all $exy. It would have been different had they both been tested previously to sleeping together and having an actual conversation about it.
The issue with Rosalie was odd and honestly felt like it wasn’t even necessary to be honest. It just seemed like filler to me and not relevant to any of the rest of the story. I say this because she wasn’t really that much of a problem for Finn and he could have handled it on his own.
And finally with SOMEWHAT spoilers, I truly hated what happened in this book. And I honestly don’t know if I will read any further into this series. This was the first series I read from this author and I enjoyed the first two books and the fact that there wasn’t a ton of angst or drama and then this book really ruined that vibe. And I hate what you did to Gully. You may say it was necessary but I’ll never believe that. It ruined him forever now. Part of my love for him was his childlike personality and fun loving spirit. He will always be a broken man now. And anyone he is with in the future will be second best to him. Truly disappointed with this book compared to the first two. 😢

But when they start spending time together, they fall for each other and secretly start to want to make it REAL.
In this book we also meet a new character, Ivy, who is an author and best friend of Gully's. If you read previous books in this series, she has been sending him the weird deliveries. She comes to town to finish her manuscript and stays with Finn and the twins. I really loved meeting her and she really has a major impact on every single character in this book.
This book was such an amazing read. I would not call it a light read. It has fun moments but there are some serious things that happen to the characters in this book that have major impacts on the characters, this series and the future books.
