My business is going great but my personal life is non-existent. Until I touch Cookie. Now my freaking body is telling me that this is my woman. Dane meets Cookie when she comes to his home, she bought the house next door she can't get inside her keys are locked in her car. Cookie knocks on Dane's door but he's in the garage and doesn't hear her, she goes to see if she can find someone notices the lights on. When Dane comes to find out who's at his door, Cookie faints and he catches her. Dane takes her inside and notices that she is freezing, so he needs to take her clothes off because they're wet. Dane notices that Cookie is pregnant, so he asks her where her husband is when she wakes. Cookie tells Dane she's divorced, she explains to him that she bought the house next door and just needs some firewood. Cookie was told that the fire would be going when she got to her new home but it wasn't. Dane gets Cookie a change of clothes then shows her to his guest bedroom for her to change. Dane goes and makes her some soup and a sandwich. When she's eating Dane tells her that she'll have to spend the night in his guest bedroom there a blizzard outside and she may have to stay a few days. The next morning Dane wakes and makes Cookie breakfast, she wakes to the smell of bacon. He brings her breakfast before she's out of bed, she is shocked that he's taking such good care of her, no one ever has. Cookie asks him if its stopped snowing and he tells her no it's still coming down. Dane tries to figure out why a single woman who's pregnant would buy the house next door. Until she tells him she never looked at the house she only seen pictures and was told there were others bidding on the house. Dane tells her that no one has lived in the house for two years and it will need some work done to it before she can move in. When Dane leaves Cookie alone to go work outside in his garage she wonders around his home. She notices a picture of him above the fireplace next to a motorcycle on his shirt its written Whiskey Throttle, she wonders what that means. Dane comes in he tells her an out of control maneuver in motocross, it's how he messed up his leg. Cookie asks him if he's alright and he tells her it was a long time ago. Dane asks her if she needs anything she tells him she wants something to do. He asks her what she would like to do and she tells him she's a confectioner, she would love to make some chocolate covered strawberries. Dane tells her he's thinks he can help her, Cookie digs through his cabinets until she finds what she needs, he tells her he grows his own strawberries. Cookie asks him why he has all this stuff and he tells her he always keeps extra stuff on hand. As she works on the strawberries, he tells her she's really good at it. Dane asks her if she went to school and she tells him no she worked while her ex-husband went to school. Cookie tells Dane she would work while her ex-husband told her he needed to concentrate on getting good grades. When Cookie is cutting the stems off some of the strawberries she cuts herself, Dane is quick to help her. Cookie tells him her mom always said if you kiss it it'll feel better, after he kisses her cut she tells him she hurts in other places too. Dane asks her where else she hurt and how he can ease her pain. Cookie asks him to kiss her, Dane slams his mouth to hers. Dane tells her he wants to taste her, he strips her of her clothes. Dane pleasures her from behind leaning her over the couch. Then takes her to his bedroom where he pleasures her and they make love. When Cookie wakes the next morning she hears her phone ringing she knows it's her ex-husband calling. She asks him what he wants, he tells her he just wanted to check in on her, she tells him she's not his anymore and that he signed the papers to give up his rights to his child. Her ex-husband tells her that he shouldn't of done that he was wrong. Cookie tells him goodbye and when she turns around Dane is leaning against the door. Cookie asks him how long he was standing there and he tells her long enough. Dane tells her he's not doing this again he can't believe he thought she was different. All she cares about is money, he tells her this will never happen again, then he leaves and slams the door. Cookie begins to cry and walks to her room, she's not sure what just happened. She crawls into bed and sobs until she's sick and exhausted. Dane can't sleep thinking about Cookie and the hurt look she had. He wakes up thinking he needs to get Cookie out of his home soon, so he dresses and head over to the house she bought. When he finds her keys inside her car his heart sinks when he walks inside. Part of the ceiling has collapsed he checks out the wood stove and knows it needs to be cleaned. When he checks out the bathroom he sees the roof has caved in there also. Dane leaves and makes several phone calls. When he gets back home Cookie leaves and heads to her room, but he tells her he has a crew set up to come to work on her home. She tells him she doesn't have the money for that. Dane tells her that the previous owners will be paying for it, he called the Realtor and convinced him it would be easier then going to court. Cookie thank him and tells him she put his supper in the fridge, then she tells him good night. It's been over a week since they were together and they both avoid one another. When Cookie's phone rings she answers it, her friend Millie tells her that her ex-husband Brad has been asking about where she's living now. When Cookie hears someone banging on the door she knows it's her ex-Brad. When she opens the door she asks him what does he want, he tells her they need to talk. She tells him to give her a minutes, when she steps outside she notices his girlfriend is checking her lipstick in the mirror. Cookie asks him what he wants, he tells her that his girlfriend was pregnant but she lost the baby. They want a family but she can't have any so they want Cookie's baby. Cookie asks him if he's lost his mind, Brad tells her she could use more money and his girlfriends family is willing to pay. Cookie tells him there's no way in hell he's getting her baby he signed paperwork giving up his rights. Cookie tells him to leave, but Brad tells her she doesn't understand the baby is partly his. Brad tells Cookie he'll take her to court, he always gets what he wants, and he wants her baby. Then Dane comes and tells Brad that's not going to happen, Cookie told him to leave he suggest he listen and get off his property. Brad tells Dane it has nothing to do with him it's between him and his wife, but Dane tells him Cookie's not his wife anymore. Dane tells Brad he has not claim to her or the baby. Brad tells them he'll see them in court, but Dane tells him he's got money to bury him, and his cousin is one of the meanest attorney's he'll every met if Cookie has paperwork he signed he might just end up owing her more money. Brad asks Dane who he is and Dane tells him he's Cookie's and to get off his property before he drags him off. Cookie tells Brad not to contact her anymore. Dane comes up behind Cookie and tells her he's sorry he didn't understand what was going on, he thought she was trying to get more money out of her ex-husband. After what Dane went through with his ex-girlfriend who only wanted him for his money he didn't want to have a relationship like that again. Cookie tells him he never asked her, and she can't believe he thought that of her. Dane tells her he loves her and he's sorry he's an idiot. Cookie tells him she loves him too. Several months later after Cookie gives birth to a girl they name Aurora, she has her first check up and Dane is looking for her. Dane asks her how her check up went and she tells him the doctor gave her the all clear, Dane tells her good he wants to put another baby in her right away. Sixteen years later, their daughter Aurora is celebrating her birthday. Dane notices the boy next door, Jesse Baker has a crush on Aurora. Dane goes to clean his gun for the fourth time this week, they told Aurora she could start dating at sixteen. Dane is a good father, he tells Cookie he loves her she's the best thing that ever happened to him.

REVIEW I so wanted to love this book. The premise is perfect. I love me some pregnant heroine and a hero that isn’t the baby daddy. But I couldn’t love this novella. Honestly, hadn’t it been such a short read, I would've dnf’d it.
Here are some things I had an issue with: The story felt very rushed (I know it’s a novella, but still). It wasn’t just an instalove story; it was an instalove deluxe story. And I have a hard time with just regular instalove (unless it’s, you know, well-written and realistic). The dialogue also felt forced and unrealistic pretty much all the time. Both the heroine (Cookie) and the hero (Dane) were so fucking hot-and-cold that my head started spinning. One moment they quite literally bit each other’s heads off and the next they were caring and loving or, you know, being horny and hard/wet as a motherfucker. My head was spinning. And don’t get me started on how immature Dane was when he overheard Cookie's phone call with her ex-husband. Like, Dane, my dude, you’re a whole ass adult, act like it!
With all this said: I’ve seen multiple reviews that are the exact opposite of mine, so I might be the odd one out with my opinion. Don’t let my review/opinion deter you from at least giving the novella a shot, because…
If you’re looking for a story about a pregnant heroine and grumpy-ish mountain man hero, who fall in love, like, extremely instantaneously, then this might be what you want to read.

Do I recommend this book? I mean, it’s a short read, so sure. Would I ever re-read this book? No. Am I going to read future books by this author? Yeah, I’ll give her another shot.

Plot: Cookie is leaving a bad marriage, one that left her pregnant and on her own. Her ex gave her money to leave and in exchange gave up his parental rights. Now she's trying to move into a cabin, but it wasn't in as good of condition as the realtor said, and besides, it's the middle of a storm. Nothing is going right for her as she approaches her neighbor's cabin. Turns out that the huge grump isn't so bad once you get to know him. Dane does have a trigger though: money-hungry women. A misunderstanding could break them apart for good.
Commentary: I always think that if people would just ask about what they overhear, there would be half as few romance novels because there wouldn't be any misunderstandings to send one party or the other away. This one went kind of slowly for me, especially at the beginning. I also think it was just too short, even for a novella, to tell the story. He did apologize though and seemed sincere, and I always love an apology.
Grammar/formatting: needed another pass with a proofreader
This is quick short mountain man, divorced single mom read. It is part of the Sycamore Mountain Collection. It is also the first book I have read by Tamrin. Cookie is recently divorced and bought a cabin sight unseen up in the mountains. Too bad the day she arrives it is snowing. There is now firewood available like there was supposed to be. Then to icing the cake her keys are frozen in the car. She must walk to her neighbor’s house. Dane can’t believe this woman is pregnant and alone out her in the mountains. He feels a pull to her and needs to find out her story. Cookie is going through somethings and Dane is there for her but will something he overhears change everything? Dane fears she is just like his ex. But what if she isn’t. What if she is victim not the bad guy? This book was a great read. Dane is a grumpy mountain man. Cookie and Dane are great together. I can’t wait to read about the other guys on Sycamore Mountain. I have a few of them already ready and waiting to read. Great job Tamrin.
This was such a good book, two broken souls brought together by forces stronger than them. Dane and Cookie's story were pretty similar with the exception, she's pregnant. Cookie was married to a spoiled brat who comes from money. She supported their household while he went to school and cheated on her. Cookie became pregnant the same time as his girlfriend. The girlfriend comes from money, so his family paid Cookie to divorce him. He also signed away his rights. Dane was a rich professional motorcycle racer who fell under the spell of a golddigger. He had a major accident that ended his career and with the money going away so did she. Read how the two of them meet and how their time together is not always smooth. Watch out for her stupid ex, what a self centered spoiled brat. I hope you will enjoy this book as much as I have. Written by Cindy :)

I really enjoyed this insta love fluffy book. It was nice to sew a book about a pregnant woman where the man fell in love with her despite the fact that she was pregnant with Nother man's baby, and they weren't in a reverse harem.
I however did not like the confrontation with Brad. It really unsettled me. I feel like if we would have seen more. Maybe a lite piece in the epilogue to really round it out it would have been okay but for him to just show up and leave it like that I felt it was unresolved and it stuck with me.
This was a quick whirlwind romance from start to finish. Dane and Cookie have insta chemistry and I am here for it 👏🏻👏🏻

Be prepared to fall in love with these characters and how they overcome their insecurities to be together.
Cookie needs to start over. Divorced from her cheating ex-husband she buys a house sight unseen in the mountains. It’s the perfect place to figure out what to do now. Or so she thought. She arrives during a snow storm to a house that is falling apart and inhabitable. She walks to her neighbors house. Dane wasn’t expecting anyone let alone a women with no where to go. Sparks fly between the two. Both are not in a place of wanting to rely and help each other. Great read, no cliffhangers, & a HEA.
Loved the dynamic between our grumpy mountain man Dane and the woman who brings him to his knees Cookie. She is feisty and full of personality. She's embarking on a new adventure but she cold, frustrated, and needs help and when she arrives at Dane's door her life will never be the same. You will love their story because it will fill you with hope and reiterate that everyone deserves to find happiness. Happy Reading!
Delightful novella---- it is really too short as basic story is good and has much more potential! Main characters are hate at first sight on his part and Wow on hers! He has been emotionally and physically damaged while she has been emotionally and mentally abused by her self centered ex husband!
Cookie is out of her comfort zone when she stumbles into Dane's neat ordered life. Dane is a grouchy mountain man who likes his life uncomplicated. Cookie is a big complication! She's pregnant and challenging at every turn. Dane just wants to protect the feisty woman and keep her with him forever.
Loved it , till he over heard her phone call and just assumed the worse about her , then froze her out for a week , never asked her what she was talking about or anything , then when her ex husband showed up threatening her , he stepped up to protect her .. Then he says sorry I let my pass get in the way and she was like oh ok
This is a story of starting over. Two lost souls, Dane and Cookie, connect in this novella. They've both been hurt and have a hard time trusting. It's a fast-paced romance with just the right amount of spice. This was my first read by Tamrin Banks. I will definitely look for more books by her. Thumbs up!
This is the first time I've read anything by Tamrin Banks but I guarantee it will not be the last. This book has all the good stuff. An alpha mountain man, a pregnant big hearted woman being taken advantage of. Good thing Mr Alpha knows what to do!
This is a sweet forced proximity romance. I love a moody mountain man who has been burnt on love and a sassy woman who knows her worth and doesn’t let him get away with anything.
This is the 2nd novella I read in this series. It's sweet. I felt for Cookie and her misfortunes. Her Ex husband is the biggest moron and you will find out why. Love a grumpy, bloody mountain man with insecurities.
Cookie is regretting her decision to move to a mountain. She is not prepared at all and has to ask her neighbor for help. Dane is disturbed by his new neighbor but she pulls at a tender side he didn't know he had.
This is one of my favorites from this series. Dane and Cookie are perfect combo. The sassy but hurt woman and the bent but not broken mountain man. I am to this Author but will have to go check out her entire catalog. Bravo
The story was rushed (to be expected with novellas) but just was cringy for me. I’m not a fan of the rushed pet names especially as soon as you meet someone.
The story could definitely have potential if it was written better
I know this is a novella so stuff happens pretty quickly. But I’m not even sure the MMC ever actually introduces himself to the FMC. He’s oddly possessive of her VERY early on & is easily upset by a miscommunication about money. Part of the man of the month collection.

Another amazing read in the Sycamore Mountain series. I love how Dane saves Cookie and how he will do anything for her. Tamrin always gives us the greatest characters and stories. I absolutely love how these two become the perfect family.
I really enjoyed this... until Dane leapt to the most ridiculous conclusion. His behaviour was a bit ridiculous and he's lucky Cookie is so forgiving. Still, they were cute together.
A very short insta love. There was nothing not to like reading this, I’d have loved it a bit longer to get more details however knowing it’s around 80pgs you get the idea there won’t be huge details. Well written and I’d read this authors work in the future.
