That's is an amazing book, I've enjoyed every bit of it. Even the small tips I've applied from this book has helped me one way or another.
Just a small observation: the book has about 300 pages, not 280.

I don't have strong anxiety or depression symptoms, but I do get anxious sometimes, so I chose this book to help me not make it more serious.
I think this book is too much to do for someone with anxiety and depression to do to tackle it.
A person with serious depression can't even get out of bed or go for a walk in the park.
So they can't work and are stuck in a loop of worry.
And yet, the book presents a variety of "Worksheets", but it is a tremendous amount of tasks, so no one will be able to do them.
Also, reminding people of negative thoughts such as past sadness or trauma is a bad technique in reverse.
I also did not agree with the technique of writing down challenges for those who are anxious.
I think a simpler approach that focuses only on the present moment and doesn't think about unnecessary things would be more helpful to the reader.

Some of the exercises are very helpful. I like how it is set up where you can do only the activities that apply to you.
