Sebastian's heed became aware of this place upon border inspection; this house resides just at the edge of the border of the Shadowfield territory, without intrusion on the Silvermoon, for it resides in (whatever direction that would be; north, south, east, west) of the border, in which the territory beyond that is unclaimed- a cession.
The house goes practically neglected, which is why it remains in good shape; Sebastian only visits when it is most needed, for it takes a true monster to sleep in the house of his victims for any extended period of time, especially when their scents somehow still linger. Visits are often associated with his emotions becoming unstable, and no other reason otherwise.
