Since this is my first published novel, this could really still describe me. Beyond that, I do have one piece of advice which may or may not apply to you.
I always find that, if I talk about something I'm writing as I'm writing it, I'll talk it out of myself and never bother to write it. I've seen a couple of other people this seems to apply to, as well, as they want to tell someone else in detail about their great idea--but then they don't actually ever get around to writing.
My advice, then, is write first, talk later. Until it's down on the page or the screen, don't share it, no matter how much the story is bursting through your brain in rainbow colors.

(view spoiler)[There was, until quite recently, an apartment complex/retirement community in Decatur, Georgia which my sister and I visited. There was just a slightly creepy feeling to everything there. When the assistant called my sister to see whether she was interested a few days after our visit, my sister tried to politely explain why it had freaked her out: "I didn't feel like we were alone."
The assistant immediately replied, "I know exactly what you mean."
This was only one of the instances which got my brain moving, however. When we had been finishing our tour and asked about how often new apartments open up, the assistant said, "Oh, our residents never leave." Given the creepy feeling in the apartment, we could entirely believe it.
All of this may explain why the place doesn't exist anymore, except in fiction. (hide spoiler)]
