I hadn't heard of your cozy series before, but they sound fun. My aunt and uncle have some funny stories of their housing search in Santa Cruz in the 1970s. (Houses with no indoor bathroom, houses where homeless people were actively squatting, houses with rooms so full of junk you couldn't open the door). They bid over the asking price on them all, but because of the short supply didn't get any of them! They finally ended up with a "fixer upper" where the front porch had rotted away and wallpaper covered massive holes in the walls. Anyway, let me know (via GR message) if you want to be included!
