Lord of the Rings, Harry Potter, Six of Crows... There are so many wonderful fantasy books - but what makes them soooo good?

the magic system/world-building has to be done well

I think what makes a fantasy great is that if it reflects a certain aspect of real life. Something I could relate to deeply, something that makes you say "Oh, yes, I get that too!"Whether it's a world that mirrors ours or a way of explaining it in a magical way, as long as it's well-written and well-portrayed, I'll give it 5 stars!
It has to be well-written, have magic, good, lovable characters, hate able villains, and unexpected plot twists.
