Have allowance to jump the market by fractions of a second allowing them to forecast trends in prices, make huge trades at small increments, generating large profits, eg they forecast SWA will trade at 110.12 soon, they buy at 110.11, then immediately sell at 110.12, thus penny jumping and making profit on selling a million shares, and this is done thousands of time a day

REIT - esp single family rental (SFT) advantage of being a landlord with having to deal with tenants
He does not support house flipping as invest strategy
Cash out refinance - if interest rates are stable, take out another mortgage on you house , pay off the remaining mortgage , the left over cash is yours to use
