It's really poorly written and the entire relationship is based on "oh my god, he's hot" and, half way through, that hasn't changed. This is an unbelievable couple to have a HEA.

// The author needs to fine-tune her transitions as well ... you can’t be at the house one minute and at the studio the next … Show us, the readers, the drive to and from somewhere so they can have a little bit of conversation, and stop fucking paraphrasing and summarizing everything ... show us the conversation, let us see the developing relationship and friendship!!

Also, instead of saying “winking face emoji”, how about just putting that emoji into the text? Some authors do that and it’s a fantastic decision, which this author specifically should follow suit on!
